Ed Koch's Legacy: His $475 Rent-Controlled ... - AOL Real Estate

New York City is mourning the death of former Mayor Ed Koch, who already is being eulogized as one of its greatest mayors. His sharply witty tongue also earned him a national stage, and today we remember him not only for the political heights he achieved in his three terms leading the city but for his down-to-earth persona. One thing we'll never forget is this: The entire time Koch was in office (from 1977-89), he maintained a tiny $475 rent-controlled apartment in Greenwich Village.

Yes, the powerhouse political figure held onto his humble home at 14 Washington Place in Manhattan even as his public stage got bigger and bigger. This New York Times photo taken in 1978 shows Koch in his tiny little home as he spoke to reporters about his watch over the city. "I'm the sort of person who will never get ulcers," Koch said, according to the photo's caption. "Why? Because I say exactly what I think. I'm the sort of person who might give other people ulcers."

Well, we know he sure wasn't getting ulcers over the rent. The $475-a-month apartment cost Koch far less than the $1,200 a month it was worth at market rate at the time he lived there. (Rent-control laws place a ceiling on how much landlords can charge tenants for rent to keep prices stabilized.) Even so, Koch did live in Gracie Mansion, the official mayoral residence in New York. He kept paying for his Greenwich Village apartment on the side.

He originally planned to pass on living in Gracie Mansion, but changed his mind soon after being elected mayor. "I said to myself, 'Anybody who can live here and doesn't has got to be nuts," Koch told the Times of Gracie Mansion. "So I changed my mind. ... People who live there every day provide a warmth and a special air to that house. That makes it even more interesting to the people who live in this city." Current New York City Mayor Michael Bloomberg disagreed, saying recently that Gracie Mansion belongs to the public and should not be used as a private mayoral residence.

Flight diverted after airline pilot passes out

A flight from Los Angeles to Seattle was diverted to Portland late Thursday after one of the pilots lost consciousness.

Alaska Airlines said Flight 473's first officer flew the Boeing 737-700 to Portland International Airport after the captain became ill over Oregon.

The plane landed safely at 9:05 p.m. local time (12:05 a.m. ET Friday) and paramedics took the pilot to the hospital, airline spokesman Paul McElroy said.

The Seattle Times reported that a doctor on board was able to tend to the captain at the front of the plane.

There were 116 passengers and five crew members on the flight, which had been due to arrive in Seattle at 9:30 p.m. local time (12.30 a.m. ET).

The captain has been flying with Alaska Airlines for 28 years, while the first officer has been with the airline 11 years, McElroy said.

NBC station KING5?said it was not known what caused the pilot to pass out.

About 20 passengers were re-accommodated on other flights to Seattle, while the rest took a flight scheduled to land in Seattle at 1:15 a.m. local time Friday (4:15 a.m. ET).

Jays t-Jays Three

Jays, the Swedish earphone manufacturer, produces a lot of similarly named products, which also happen to have similar designs. The look is clean, simple, and usually black, and the audio performance often emphasizes bass response. The $99.99 (direct) Jays t-Jays Three is the top-of-the-line option in the t-Jays series (there are several other lines, like a-Jays, c-Jays, and q-Jays), and it boasts some pretty powerful audio performance, with deep bass and highly sculpted high-mids and highs. Vocals sound crisp, and stand alongside intense low frequencies. In no way is this a pair for purists, but at $100, the t-Jays Three offers a solid array of accessories (no mobile device controls, though) and impressive sound.

Design
The t-Jays Three are a uniform, matte black, and the overall design is simple?the only real flourish is the etched logo on each earpiece. The earpiece's angled contour incorporates a vented bass port, helping to provide some of the booming low frequency response, but also to stabilize the earpiece, as it presses gently against the outer ear. Earpieces can be worn either straight, with the cable pointing down, or upside down, for added stability, with the cable looping over and behind the upper ridge of the ear.

While there is no inline microphone or remote control for mobile devices, the t-Jays Three is not light on accessories. Overall, it ships with five pairs of silicon rubber ear tips (which, incidentally, attract dust and pet hair rather easily), a cleverly designed hard shell case that looks a little like Pac-Man when opened (if Pac-Man were made of matte and glossy black plastic), a dual headphone jack adapter for sharing your sound source with another listener, an airplane jack adapter, and a cable extension that allows you to choose between cable lengths of 23.5 or 51 inches.

Performance
On deep bass tracks, the t-Jays Three packs a wallop?the sound here is nowhere near flat response, with healthily boosted sub-bass frequencies. At top, (and unsafe) listening levels, the drivers don't distort, even on tracks with serious sub-bass content, like the Knife's "Silent Shout." Clean, distortion-free performance is always what you hope for, but at top volumes, and on pairs around or below the $100 mark, this is not always a given. Because the earpiece design incorporates bass ports, the drivers are able to deliver some serious push and reasonable definition and detail in the low frequency realm.

The t-jays Three are also quite crisp, with a nice amount of focus on the high-mids, allowing a nice treble edge to keep things from getting muddy. Bill Callahan's baritone vocals on "Drover" benefit from this sculpting, helping to add definition to his rich delivery. Guitars and percussion also get an added mid-high presence. On certain mixes, things can sound a bit too bright, but generally speaking, the tweaked high-mids help balance out the intense bass response.

Classical tracks, like John Adams' "The Chairman Dances," don't always benefit in the same manner as Callahan's vocals?the higher register strings can sound a bit too edgy and bright, and while the lower register strings definitely receive a boost as well, it's the high strings and percussion, such as woodblock hits, that stand out. Things never sound harsh, exactly, but at the end of the track, when a huge drum hit alternates back-and-forth with higher wooden percussion and brushes, the entire mix seems to exist at the extremes, and there's not as much definition or clarity in the middle. It doesn't sound bad, but it's not very accurate.

In other words, bass lovers who also favor crisp highs will probably enjoy the t-Jays Three quite a bit, while those seeking flatter response should probably consider a pair with less boosting in the lows and highs, like the MartinLogan Mikros 70. If you do like a more sculpted, boosted sound, but the lack of phone controls on the t-Jays Three is keeping you from pulling the trigger, consider a recent Editors' Choice, the TDK EB950, which offers a comparable sound signature as well as an inline remote for Apple iOS devices and some Android models. Finally, if all of these options are a bit out of your price range, the RHA MA450i is a solid choice for its considerably lower price?it can't really compete with the above-mentioned pairs in terms of audio quality, but it'll cost you less. At $100, however, the t-Jay Three is a no-frills earphone pair with booming low-end and sculpted highs; it should make bass lovers and fans of crisp vocals smile.

Four questions that will be answered by UFC 156

UFC 156 is the UFC's annual Super Bowl weekend card, and as usual, it's a big one. A former champion will drop down to try to win a belt in a new weight class, a Strikeforce champion will try to win a shot at the UFC heavyweight belt, and these questions will be answered.

How does the new weight class suit Frankie Edgar? Since starting as a lightweight, Edgar has had doubters because he was on the small side for 155 lbs. It worked for him, as he did win and defend the UFC lightweight championship. Now that he's lost it, he's trying again for the belt at 145 lbs. Will the new weight class fit him even better than lightweight did?

Did Alistair Overeem look past Antonio Silva? At the pre-fight press conference, Overeem called the bout with Silva a warm-up fight.

"Obviously I've not fought for 13 months, so it's going to be a good test for me," Overeem said. "I should not overlook 'Bigfoot' Silva, but if I look at my training and what I do to my sparring partners, I should not make 'Bigfoot' Silva more than he is. He should not be a problem, but that's why it's a warm-up fight."

That's dangerous ground to tread, as looking past the man who is about to punch you makes it lightly you'll get knocked out. Overeem should beat Silva, but the one way he can lose is to not take Silva seriously.

Can Jon Fitch use his wrestling to neutralize Demian Maia? You may not like to watch Fitch's matches. You may have used the words "lay and pray." But you cannot deny Fitch's ability to use his wrestling to hold off opponent's strengths. This time, he'll be using it against Maia, whose submissions and jiu-jitsu are tough to beat. This is Fitch's chance to show he can hold off even the best ground games.

Google tests new notification center in latest version of Chrome, bringing Google Now reminders... soon

Google's web browser might be creeping even closer to its mobile OS, with François Beaufort noting that the latest build of open-source Chromium for Windows has folded in some new "rich notifications". These are easily enabled by dabbling with the chrome://flags component, and you'll even get a look at the decidedly Chrome-ish pop-up box, seen above. The code elaborates on how devs can work their own notifications into the service, with the Clear All button presumably signposting that several notes can be stacked. We're still dealing with the test iteration at the moment, but after those Google Now cards made their appearance, it makes sense to see more functions permeate Chrome -- especially if you own one of their Books.
