Posted by Dennis under: Key West Commercial Real Estate .

Commercial real estate investment can be a big money maker, however, it requires a lot of dedication along with being knowledgeable. These strategies can help you succeed in commercial real estate.

Consider the features that your business requires prior to searching for commercial property. Know what type of office space that you need to have. While the real estate market is in the right place, it would be a great idea to purchase extra space for keeping up with your growing company.

It helps if you show people you know what you are talking about, so try writing a newsletter or have a website. This helps to attract potential buyers if you have something for sale or lease.

TIP! Try to aim large when considering commercial real estate property. The rationale for going bigger is that in reality it does not require much extra effort to manage a property with more units, and at a lower cost per unit you could maximize your profits in the long run.

It is critical when you are in the market for real estate that you know how to discern between a good deal and a not-so-good deal. Those in the know can pick up on a good deal instantly. What?s their secret? They always have some kind of exit strategy, which means they know exactly when to leave a deal that isn?t working. They have the experience to show them when repairs are necessary, how to correctly calculate their risk and which types of properties will help them to meet their financial goals.

Even though you may be running a business and ultimately need to secure profits, it?s important that you don?t embellish prices in an attempt to get an extra dollar. Many different factors can influence the real worth of your property.

TIP! When searching for a real estate agent, keep their disclosures in mind so you know who they are working for. Dual agency is a possibility that you need to be aware of.

Figure out where you are going to obtain your loan prior to submitting a commercial real estate offer. Discover your area?s best lenders by talking to friends and investors that you know. Before you start looking at commercial real estate, choose the lender that is most suitable for you. If you take time to organize your options now, you can streamline your transaction later on.

If you plan to finance your next commercial real estate purchase, you should first ensure that you can provide detailed financial statements for prospective lenders. The bank won?t be able to help you at all if you can?t prove to them that you have the means to cover any loans you get to buy commercial real estate.

Make certain to only put your focus on a single investment at any given time. You need to focus on one type of investment, whether it be offices, apartments, land, retail, etc. Each purchase will need your complete focus to get it under control. A Day Out In London

As the capital of Britain London is a bustling metropolis full of people and with plenty to entertain you with. This article looks at what you can get up to on a day out in London.

1) The Houses of Parliament

The Houses of Parliament is where both The House of Commons and The House of Lords sit and as such are where new laws are debated and some passed. The architecture on the outside is absolutely stunning, with Big Ben booming out the time with its bells and many of the more ornate edges of the outside actually covered in gold. Interestingly, if you write to your MP far enough in advance then they can arrange for you to get inside Westminster and you can spend the morning watching how the British version of democracy works first hand. It really is a treat and something that everyone should witness at least once.

2) Go For A Hot Air Balloon Ride

If you want to see the entire city you could trudge up and down its many streets, or you could cower in the dark and stuffy underground system, but for the best - and most comprehensive - view you need to see the city from above. You could always go on The London Eye, but the problem with that is that your vantage point is pretty static as you're always on the banks of The Thames, but with a hot air balloon you can fly over whichever part of London your pilot takes you to, meaning you can see a lot more of it and from many different angles.

3) Go To A West End Show

Since before the days of Shakespeare London has been the cultural capital of England, and even although you can go the Globe to watch some of the bard's plays today, The West End is what attracts many tourists to the city. In almost every street in this area there is a theatre showing a lavish production of stories both old and new, and almost always performed by professionals' right at the top of their game. Ultimately The West End is a tourist trap for a very good reason, and that reason it the quality and the spectacle of the shows that are put on there.

As you can see there is plenty to do in London for a day out - the toughest choice is what to do first!

Airport customs agent pleads guilty to groping women

By NBCMiami

A U.S. Customs and Border Protection Officer admitted Tuesday in federal court he sexually assaulted three women in his custody.

Paulo Morales, 47, pleaded guilty to three civil rights offenses for sexually groping the women, the U.S. Department of Justice said in a release.

See the original story on NBCMiami.com.

?

Morales, who worked as an officer with U.S. Customs and Border Protection at Miami International Airport, said in January 2011 he groped the breasts of three women that were in his custody without their consent.

"A law enforcement badge is a privilege; we will not tolerate its misuse as a key to assert power or unlawful force over those in one?s custody," said Immigration and Customs Enforcement's Office of Professional Responsibility special agent David D'Amato.

"This former Customs and Border Protection Officer misused his office and his power to sexually assault three women in his custody at Miami International Airport, in violation of their civil rights. My office and the Department of Justice are fully committed to protecting the civil rights of our citizens from all types of abuses,? U.S. Attorney Wifredo A. Ferrer said in a statement.?

Morales is set to be sentenced on Oct. 26 and faces up to three years in jail and a $300,000 fine.

It was not immediately known who was representing Morales.

Total war: Syria sends armored column to Aleppo

Bulent Kilic / AFP - Getty Images

Syrians run for cover as a helicopter hovers over the northern city of Aleppo on Tuesday.

By NBC News staff and wire reports

Syria sent thousands of troops surging toward Aleppo in the early hours of Wednesday, where its forces have been pounding rebel fighters from the air, engulfing the country's largest city in total warfare to put down a revolt.?

"[President Bashar] Assad is fighting hard here because he has already lost control of nearly all the towns around Aleppo," NBC News' chief foreign correspondent Richard Engel said from the city's outskirts on Tuesday.

Recent days have seen Syria's 16-month-old uprising transformed from an insurgency in remote provinces into a battle for control of the two main cities, Aleppo and the slightly smaller capital, Damascus, where fighting exploded last week.?

President Bashar Assad's forces have launched massive counter assaults in both cities. They appear to have beaten rebels back from neighborhoods in the capital and are turning toward Aleppo, a commercial hub in the north.?

Dozens are reported dead in Syria where opposition forces are fighting to maintain control of Syria's commercial capital and biggest city. NBC's Richard Engel reports.

Syrian forces fired artillery and rocket barrages early on Wednesday at the northern Damascus suburb of al-Tel in an attempt to seize the town from rebels, causing mass panic and forcing hundreds of families to flee the area, residents and opposition activists said.?

The 216th mechanized battalion headquartered near Tel started bombarding the town of about 100,000 people at 3:15 a.m. (8:15 p.m. ET Tuesday) and initial reports indicated residential apartment blocks were being hit, they said.?

Photos: Syrian forces launch air attacks in Aleppo

"Military helicopters are flying now over the town. People were awakened by the sound of explosions and are running away," Rafe Alam, one of the activists, said by phone from a hill overlooking Tel. "Electricity and telephones have been cut off."?

Jets firing?
Some residents said they believed the planes had dropped bombs, but others said booming sounds could have been caused by supersonic jets breaking the sound barrier. A correspondent for Britain's BBC television also said the jets had fired on parts of the city.?

Syrian forces launch air attacks on largest city

Assad's forces have occasionally launched airstrikes from fixed-wing jets on other cities during the uprising, but tend to rely on helicopters for airstrikes in urban areas.?

Opposition activists said thousands of troops had withdrawn with their tanks and armored vehicles from the strategic Jabal al-Zawiya highlands in Idlib province near the Turkish border and were headed toward Aleppo.?

Rebels attacked the rear of the troops withdrawing from the region at the villages of Orom al-Joz and Rami near the main Aleppo-Latakia road and at the village of al-Bara west of the Aleppo-Damascus highway, activist Abdelrahman Bakran said from the area.?

A first? Helicopter gunships bombard Syrian capital

In Aleppo, helicopters swirled overhead firing missiles throughout Tuesday, residents said. Rebels were battling government forces by the gates of the historic old city. Troops fired mortars and shells at rebels armed with rifles and machine guns.?

Alex Thomson of Channel 4 Europe reports from Damascus, Syria, where, while at a military hospital this weekend, rebels opened fire disrupting the Syrian Army's ability to carry out funerals for their deceased troops.

"I heard at least 20 rockets fired, I think from helicopters, and also a lot of machine-gun fire," a resident near one of the areas being shelled, who asked to be identified only by his first name Omar, said by telephone.?

"Almost everyone has fled in panic, even my family. I have stayed to try to stop the looters; we hear they often come after an area is shelled."?

General speaks
Meanwhile, a Syrian former Brigadier-General spoke for the first time since defecting earlier in July.

In a statement broadcast Arabic news channel Al Arabiya,?Manaf Tlas called on Syrians to unite.

AFP - Getty Images, file

An undated photo shows Manaf Tlass smoking a cigar in an undisclosed location.

"I speak to you as a defected member of the Syrian army, who refuses criminal violence ? I speak to you as one of the sons of Syria," Tlas said. ?He was?believed to be speaking from Paris where he has family.

"Honorable Syrian army officers do not accept the criminal acts in Syria ? Allow me to serve Syria after [President Bashar] al-Assad's era." he said.?

Tlas' defection was a significant blow to Assad and his government. While Tlas?is from Syria's majority Sunni community -- Assad and much of his inner circle are Alawite, an offshoot of Shiite Islam -- he was reportedly part of the president's inner circle for many years.?

"We must all unite to serve Syria and promote stability in the country, rebuilding a free and democratic Syria," Al Arabiya quoted Tlas as saying.?

"Allow me to call on a united Syria," he?added.

Tlas also said he did not blame those troops who have not defected, adding that "whatever mistakes made by some members of the Syrian Arab Army ... those honorable troops who have not partaken in the killing ... are the extension of the (rebel) Free Syrian Army."

Chemical weapons safe?
Also on Wednesday, Moscow said it had received "firm assurances" from Damascus that its Syrian chemical arsenal is "fully safeguarded," Russian Deputy Foreign Minister Gennady Gatilov told the state-owned Itar-Tass news agency.?

"We have received firm assurances from Damascus that the security of this arsenal is fully safeguarded," Gatilov told the agency in an interview.?

Syrian Foreign Ministry spokesman Jihad Makdissi acknowledged on Monday that the country had chemical weapons, and Western countries and Israel have expressed fears chemical weapons could fall into the hands of militant groups as Assad's authority erodes.?

Government troops launched an offensive against opposition forces in Syria days after rebels killed some of President Assad's top deputies. NBC's Lester Holt reports.

Israel, which has publicly discussed military action to keep Syrian chemical arms or missiles out the hands of Assad's Lebanese militant allies Hezbollah, said there was no sign any such diversion had occurred.?

"At the moment, the entire non-conventional weapons system is under the full control of the regime," a senior Israeli defense official, Amos Gilad, told Israel Radio.?

Reuters contributed to this report.

Why Madrid's shell game backfired - The Term ... - Fortune Finance

By Cyrus Sanati

FORTUNE -- It looks like the bond markets are done cutting Spain financial slack. Bond yields for Spanish sovereign debt broke well past the critical 7% mark Monday, hitting as high as 7.57%, on concerns that the government in Madrid will soon need a big sovereign bailout, thought to be around 300 billion euros. European and US stock markets fell on the news, with the S&P down 2.5% on the day.

This all comes days after eurozone leaders approved a 100 billion euro bailout of Spain's crippled banking sector. But instead of things getting better, they have clearly just gotten worse.

In a bitter twist of irony, it seems that the bank bailout may have actually hastened the need for a possible full sovereign bailout as it has crushed investor demand for any kind of Spanish debt. This not only affected the sovereign but has also locked the nation's 17 states or "regions" out of the bond market as well, forcing them to look to Madrid for a bailout of their own. If Spain doesn't receive a comprehensive and fair bailout from its eurozone partners soon, the euro could very well end here.

It was only a matter of time before the markets caught on to Madrid's shell game. In its 100 billion euro bank bailout, the Spanish government essentially socialized bank losses by simply transferring those losses from the banks to the government's balance sheet. If that wasn't bad enough, it also forced the banks' subordinated bondholders to take a hit on the value of their investment, but allowed the senior debt holders to walk away with full value.

MORE:?Reinventing Spain's economy

In a corporate bankruptcy, it is true that equity holders and subordinated debt holders are at the bottom of the payout heap. But this is different. The subordinated bondholders in the nation's banks were mostly (around two-thirds) made up of small-time investors who bought that debt thinking it was safe, often on the advice of their personal financial advisors. With the Spanish stock market down by a third this year, the Spanish investor has really taken a hit. This comes on top of the nation's depression-like 25% unemployment rate.

But in pushing the losses on the little guy, the Spanish government basically shot itself in the foot. That's because the local and regional bond markets in Spain are largely supported by local investors. After getting burned by the national government in the bank bailout, Spanish investors have understandably shunned government debt. With international investors and big pension funds out of the Spanish market for nearly a year, there is really no one left to buy up all that local Spanish debt.

Spain has tried to calm the situation with its regions by creating its own 18-billion euro bailout mechanism. But those 18 billion euros will be financed by selling more sovereign debt, which, at 7.57% would be prohibitively expensive.

That is partly why the market anticipates Spain will soon need a full on bailout from the EU. The national government is now responsible for covering the debts of its regions, as well as its own. It turns out that Spain's official debt-to-GDP ratio didn't give an accurate picture of the country's sovereign risk. That's because it didn't take into account the billions of euros of off-balance sheet items from its regions. Since those debts were implicitly backed by the national government, the market now believes that Madrid will need to take over the payments. Add in those off-balance sheet items and the nation's debt-to-GDP ratio jumps from 68.5% to 87%, according to the Bank of Spain. Top it off with the 100 billion euros bank bailout and the ratio jumps to around 96%.

MORE:?Tech investors brace for a cruel summer

The national government cannot afford to finance its own debt at 7.57% for very long, let alone support its 17 regions as well. It already has the European Central Bank buying its debt to keep rates low but they are still too high. Traders in European debt tell Fortune that they believe the ECB will try to calm the melee by instituting another round of quantitative easing, which is known as LTRO in Europe, but which is still essentially just a fancy way of saying: "printing more money."? The hope is that all this extra money in the system will boost investment and lending, lowering bond yields and taking the pressure off the national government.

But there is a limit to what the ECB can do here. It simply cannot finance Spain's debt forever, just as Madrid cannot finance the debt of its regions forever. If Spain is unable to reopen its bond markets to private investors quickly, then it will soon be facing default.

The bond markets are clearly looking for a real long term solution to the euro question, but eurozone leaders are slow in getting there. In the meantime, a large and powerful sovereign bailout of Spain would help stabilize the markets ? at least in the short term. Such a bailout would essentially exhaust what's left of the European bailout fund, forcing eurozone members to either put up more money, which probably won't happen, or to finally work to form a closer and more stable union. Either way, it appears as if the euro stops here with Spain.

Explosion, fire shuts down Turkey-Iraq oil pipeline

By NBC News wire services

DIYARBAKIR, Turkey --?An explosion and fire has shut down twin pipelines that carry oil from Iraq to the Mediterranean, an official said Saturday. No one was hurt in the blast.

The explosion late Friday hit a section of a pipeline that carries oil from the northern Iraqi city of Kirkuk to the Turkish port of Ceyhan, near the southeastern town of Midyat, Energy Ministry official said. A second line that runs parallel was not damaged, but was also shut down as a precaution, the official said.

The official, who spoke on condition of anonymity because of government rules, said the cause of the blast was under investigation but was most likely the result of sabotage.

The explosion started a fire at 11 p.m. (5 p.m. ET) on Friday, security sources said. Firefighters were battling to put out the blaze.

Officials blamed the attack on the Kurdistan Workers Party (PKK), a Kurdish separatist group that has claimed responsibility for past attacks on the 600-mile pipeline.

Firat News, a website with ties to the PKK, also said the outlawed group was behind the attack.

Insurgents in Iraq have disrupted the transport of oil on the Kirkuk-Ceyhan pipeline, the country's largest, in the past, and technical faults on the 35-year-old link, which consists of two pipes, have also cut flows.

The PKK, designated a terrorist group by Turkey, the United States and the European Union, took up arms against the Turkish state in 1984, and more than 40,000 people, mainly Kurds, have died in the conflict. It has claimed responsibility for attacks on other natural-gas and oil pipelines in what it has said is a campaign to target Turkey's strategic assets.

It was not clear when oil flows to Ceyhan would resume.

Reuters and The Associated Press contributed to this report.

Syrian forces bombard Damascus, fight rages in Aleppo

BEIRUT/AMMAN (Reuters) - Syrian forces bombarded three districts of Damascus with helicopter gunships on Sunday, witnesses said, clawing back territory from rebels a week after the fighters launched what they called a final battle for the capital.

Fighting also raged around the main intelligence headquarters in Syria's biggest city, Aleppo -- the country's main commercial and industrial hub -- and in Deir al-Zor on the Euprhates river, the largest city in the east.

Rebels said they had captured a third border crossing with Turkey on Sunday, Bab al-Salam north of Aleppo, while Iraqi officials said Syrian forces had regained control of one of two border crossings seized by rebels on the frontier with Iraq.

The helicopter bombardments in Damascus and Deir al-Zor showed President Bashar al-Assad's determination to regain control after a bomb killed four members of his high command in the gravest blow in the 16-month-old revolt.

Rebels were driven from Mezze, the diplomatic district of Damascus, residents and opposition activists said, and elite Fourth Division troops were besieging the northern neighbourhood of Barzeh, one of three northern areas hit by helicopter fire.

The fourth division is run by Assad's younger brother, Maher al-Assad, 41, who is widely seen as the muscle maintaining the Assad family's four decades of Alawite minority rule.

His role has become more crucial since Assad's defence and intelligence ministers, a top general and his powerful brother-in-law were killed by the bomb on Wednesday, part of a "Damascus volcano" by rebels seeking to turn the tables in a revolt inspired by Arab Spring uprisings in Tunisia, Libya and Egypt.

Assad has not spoken in public since the bombing. Diplomats and opposition sources said government forces were focusing on strategic centres, with one Western diplomat comparing Assad to a doctor "abandoning the patient's limbs to save the organs".

Syrian state television quoted a media source denying that helicopters had fired on the capital. "The situation in Damascus is normal, but the security forces are pursuing the remnants of the terrorists in some streets," it said.

Assad's forces, who also pushed into a rebel-held district in the northerly commercial hub of Aleppo on Saturday, targeted pockets of lightly armed rebels, who moved about the streets on foot and attacked security installations and roadblocks.

Residents said the sound of shelling in the capital was so intense at dusk that they were unable to distinguish it from the traditional cannon blast marking the end of the daily fast for the Muslim holy month of Ramadan.

Opposition activists said late on Saturday that helicopters had fired rockets into a neighbourhood near the southerly Sayida Zeinab district, causing dozens of casualties. They did not have any other details.

"In Damascus, people continue to search desperately for safety," the International Committee of the Red Cross (ICRC) said in a statement in Geneva.

"Humanitarian needs are growing as the situation in the city worsens and as large numbers of people flee their neighbourhoods in search of safe haven. The ICRC and the Syrian Arab Red Crescent have intensified their response to the situation."

The Syrian Observatory for Human Rights, an opposition group that monitors the violence, said 180 people, including 48 troops, had been killed across Syria on Saturday. Many of them died in the province of Homs, epicentre of the uprising.

Most shops in Damascus were closed and there was only light traffic - although more than in the past few days. Some police checkpoints, abandoned earlier in the week, were manned again.

Many petrol stations were closed, having run out of fuel, and those that were open had huge lines of cars waiting to fill up. Residents reported long queues at bakeries.

FLIGHT FROM ALEPPO

A bloody crackdown on what began as a peaceful revolt has increasingly become an armed conflict between an establishment dominated by Assad's Alawite minority, an offshoot of Shi'ite Islam, and rebels drawn largely from the Sunni majority.

U.N. Secretary General Ban Ki-moon said he was sending his peacekeeping chief Herve Ladsous and top military adviser General Babacar Gaye to Syria to assess the situation.

Opposition activists in Aleppo said hundreds of families were fleeing residential areas on Saturday after the military swept into the Saladin district, which had been in rebel hands for two days.

Fighting was also reported in the densely-populated, poor neighbourhood of al-Sakhour.

"The sound of bombardment has been non-stop since last night. For the first time we feel Aleppo has turned into a battle zone," a housewife, who declined to be named, said by phone from the city.

REBEL BORDER CROSSING RAID

On the Iraqi-Syrian border, Iraqi security and border officials said Syrian forces had reasserted control over the Yarubiya crossing point on the Syrian side of the frontier, briefly seized by rebels on Saturday.

Syrian opposition activists said several towns in Syria's Kurdish northeast had passed - without a fight - into local hands in recent days as central authority eroded.

The surge in violence has trapped millions of Syrians, turned sections of Damascus into ghost areas, and sent tens of thousands of refugees fleeing to neighbouring Lebanon.

The U.N. Security Council has approved a 30-day extension for a ceasefire observer mission, but Ban has recommended changing its focus to pursuing prospects for a political solution - effectively accepting there is no truce to monitor.

Diplomats said only half of the 300 unarmed observers would be needed for Ban's suggested plan, and several monitors were seen departing from Damascus on Saturday.

Speaking two days after Russia and China vetoed a resolution to impose U.N. sanctions on Assad's government, Ban called on he Security Council to "redouble efforts to forge a united way forward and exercise its collective responsibility".

"The Syrian government has manifestly failed to protect civilians and the international community has collective responsibility to live up to the U.N. Charter and act on its principles," he said.

Regional and Western powers have voiced concern the conflict might become a full-blown sectarian war that could spill across borders. But Assad's opponents remain outgunned and divided.

French Foreign Minister Laurent Fabius, speaking after contacts with the head of the Arab League and Qatar's prime minister, said all three agreed that it was time for Syria's fractured opposition to prepare to take charge of the country.

"We would like to see the rapid formation of a provisional government representing the diversity of Syrian society," said Fabius. Syria's main political opposition group, the Syrian National Council, operating in exile, has so far failed to unite Assad's disparate foes on a united political platform.

Charitable giving grows in Charlotte

Contributions, gifts and grants to private foundations in the 14-county Charlotte region grew to $170 per capita in 2010 from $71 per capita in 2009, while growing to $602 from $574 per capita for public charities in the same period, according to the Urban Institute at the University of North Carolina at Charlotte.

Per-capita giving to public charities grew in 10 counties in the region in that two-year period, including an increase to $948 per capita in Lancaster County, S.C., the biggest increase in the region, and falling to $308 per capita from $500 in Cabarrus County,? which posted the biggest decline.

Sadun?s Whiteboard is great for drawing diagrams and other images to help others understand a concept ? especially handy if you are presenting a physical product ? and to list and group ideas during brainstorming.

After the meeting, you can take screen shots of important images on the app and email them to your colleagues later.

3. Smart Recorder

Smart Recorder comes in both an inexpensive paid version as well as the free Smart Recorder Lite. Both apps are a great way to record your meetings. The primary difference between the free and the paid version is that the free version only allows you to export three minutes of your audio file, which can be limiting if you want to send the entire meeting to a co-worker who couldn?t attend.

Using Smart Recorder to record the meeting eliminates the need to take notes, freeing you up to listen more attentively and contribute more. Some of the other impressive features of this voice recording app are:

? The ability to insert tags in the recording so you can quickly find the section you need
? Multiple playback speeds so you can quickly find and listen to the section you need or rewind and fast-forward during playback
? Category settings so that you can file your recording and easily find it later
? Options to add pictures or photos to your recording
? Exporting options that include the ability to save your recording files as .caf, .wav or .aac

4. Notability

If your meeting includes a number of visuals and a sound recording might cause you to miss important information, Notability is a great way to take comprehensive notes during the meeting. The app also provides a variety of ways for you to organize and store your notes for easy accessibility.

Notability uses a feature called retina ink that keeps your notes crisp and clean, and a hand rest provides a place for your palm to sit without adding extra marks. The zoom feature allows you to add as much extra detail as you need.

Additionally, you can add PDF files to your notes, create text with a word-processing feature, link audio recordings, insert media and more.

5. Priority Matrix

Often, presenters in meetings are spitting out ideas and action items faster than you can write. If you have trouble later knowing which items are to be prioritized, Priority Matrix can help you organize your thoughts and plan your next steps.

The app allows you to highlight action items in different colors and sizes will help you to better visualize your work, increase your productivity and track your completed items. Additionally, the app allows you to sync your notes and projects to the cloud and send updates to the people who need to know the status of your projects.

Deleted Scenes: Blog: Higgs hysteria

You know that a scientific idea has penetrated popular culture when people start making jokes about it. Like the one about the priest who changed his name to Higgs so he could be better at giving mass. Or some that say a gadget for negating the Higgs field would be a weapon of mass destruction. Most are variants on a Higgs boson walks into a bar ? finally.

Such jokes celebrated the Fourth of July announcement of a new subatomic particle, detected amid the debris of proton-proton collisions at a powerful atom smasher in Europe known as the Large Hadron Collider. Headlines worldwide proclaimed success in creating the Higgs boson, the only missing member on the roster of the universe?s basic building blocks.

In terms usually reserved for athletic achievements, news reports described the finding as a monumental milestone in the history of science. The Higgs confers mass on other particles, makes atoms and molecules possible, and deepens humankind?s understanding of the cosmos, media consumers learned. Most of that hype was roughly true (sometimes very roughly). But in the wake of Higgs hysteria, some nuances were washed away with the deluge of atom-smashing euphoria.

One subtlety, for instance, concerns whether the particle discovered actually is ?the? Higgs boson, rather than perhaps just ?a? Higgs boson. And it?s a shortcut to say the Higgs particle gives mass to other particles ? it?s really the ?Higgs field,? the underlying stuff the boson is created from, that makes other particles massive. In any case, the Higgs is certainly not responsible for all mass. Most of the mass of protons and neutrons, for instance, derives from the energetic interaction of quarks and the gluons that hold them together.

Yet while some of the hype was exaggerated, many aspects of the Higgs real value to science and society went un- or understated. It?s quite fair to say that the Higgs field makes the universe the way it is, with material structure and all the complexities of biology. Add its significance for understanding the secrets of the cosmos and its illustration of the value of science, and the discovery of the Higgs particle, along with the search itself, has contributed value to society that?s difficult to overstate.

ID test

Whether the Higgs discovery itself was overstated hinges on a distinction between reasonable inference and scientific caution. ?As a layman I would say we have it,? says Rolf-Dieter Heuer, director general of the CERN physics laboratory that operates the LHC. ?But as a scientist I can only say what do we have.? What we have announced is the discovery of a new particle which is consistent with the Higgs boson.?

In fact, most experts seem to believe it most likely is the boson that Peter Higgs predicted in 1964. ?It?s almost certainly the case that that boson was made at CERN,? University of Oxford physicist Frank Close said in a talk July 16 in Dublin at the Euroscience Open Forum 2012 conference.

After all, particle accelerator searches over the last two decades had narrowed the range of possible masses for the Higgs; if it existed at all, it had to weigh in at between 114 billion and 143 billion electron volts or GeV (1 GeV is slightly more than the mass of a hydrogen atom).? So when two LHC experiments both spotted a boson weighing 125-126 GeV, inferring it to be the Higgs seemed reasonable. It was like Thoreau?s comment that finding a trout in the milk is strong evidence that the milk has been diluted by river water.

In the Higgs case, its discoverers can say for sure that they?ve found a trout, but DNA tests will be needed to confirm that it?s the right species.

That it?s a trout ? well, boson ? is certain. A boson is defined by specific quantum properties; in the interplay of nature?s particles, bosons are typically transmitters of forces. In LHC collisions, a surefire signature of a boson is the appearance of two photons after a collision, the end products of one of the several ways that the unstable Higgs can decay. Evidence of such two-photon decay established the particle?s boson status indisputably.

?We know there?s a new particle, we know it is a boson,? Heuer told reporters in Dublin during ESOF. ?But we don?t know if we can say Higgs boson. It looks very much like the Higgs, but scientists are sometimes very careful and very cautious.?

In principle there could be an impostor. Theorists have constructed a standard set of equations that describe all of nature?s particles and forces (except gravity) with extraordinary precision; a Higgs boson with very specific properties is necessary for this standard model to hold together mathematically. But as all physicists know, the standard model doesn?t explain everything ? it accounts for less than 20 percent of the matter in the universe, for instance ? the rest is invisible or ?dark? and cannot be made of the ordinary matter particles found on Earth. Theoretical efforts to describe new types of ?dark matter? particles imply that the standard model?s Higgs could have several cousins.

?If it?s not quite the standard model Higgs boson?that means if its properties are slightly different to the one which it needs to have for the standard model Higgs boson?that could indicate physics beyond the standard model,? says Heuer. ?Only once we understand how it behaves, we know if it?s the Higgs boson or not.? If it?s not, then it is maybe one of a family of Higgs bosons.?

Theorists have considered other possible particles that could mimic the Higgs in collider experiments. But most of those can already be ruled out by the LHC results, physicists Ian Low, Joseph Lykken and Gabe Shaughnessy point out in a paper online at arXiv.org (arxiv.org/abs/1207.1093). One impostor remains possible, but the researchers write that the standard Higgs boson ?gives a slightly better overall fit? to the LHC data. Another analysis reached a similar conclusion: ?We find that the current Higgs data are consistent with the Standard Model Higgs boson,? Dean Carmi of Tel Aviv University and collaborators reported online July 9 at arXiv.org (arxiv.org/abs/1207.1718).

?Consistent with,? isn?t the same as identification with certainty, but in this case it?s like looking for your best friend, in a place where you would expect him to be, and seeing someone there that looks just like him. It?s a reasonable inference that you?ve found your friend. But as Heuer notes, a cautious scientist will point out that your friend may have a twin, and you?ll need to look closer for a scar or some other identifying feature to be sure.

In the Higgs case, one such feature would be the particle?s spin. Bosons are permitted various amounts of spin, a quantum quantity roughly analogous to the angular momentum of an ordinary-sized rotating object. But the standard model?s Higgs particle would be spinless ? spin 0. That means the field it originates from is scalar ? without direction. Other common fields in nature, such as the electromagnetic field, are vectors, with both a strength and a direction in which the force acts. Heuer offered an analogy comparing the vector flow of a river with the still water of a swimming pool.

?If you swim in a river, the force of the water is always different on you depending on which direction you swim,? he said. ?The force of the water in a large swimming pool when you swim is always the same in any direction, and that?s a scalar. In all directions the same.?

While scalar fields are widely used by theorists in contemplating cosmic phenomena, no experiment has been able to detect one. ?If it?s a scalar,? says Heuer, ?that would be the first fundamental scalar ever discovered.?

If the new particle truly is the Higgs, its verification of real scalar fields would be nearly as important as its role in generating mass.?

Mass confusion

In fact, the Higgs? mass-generating job is very important. Without the Higgs, nobody would be around to search for it anyway. ?Because then, fundamental particles would not have mass,? notes Heuer, ?and then it?s difficult to get them together because they would all fly around at the velocity of light.?

But the Higgs? role in making mass is often imprecisely described. It?s not really the Higgs boson that confers mass on other particles, but the field of force from which the boson is made. Particles that interact with the Higgs field acquire mass because the field resists change in their state of motion; such resistance is inertia, the hallmark of mass.

As originally described by Higgs in 1964, that field could form in the early universe in a symmetry-breaking process similar to the sudden appearance of superconductivity in metals cooled below a certain critical temperature. In this process, some particles ? those responsible for the weak nuclear force ? would acquire mass, while photons (particles of light) would remain massless. Others published similar work in the same year (and in a different context, the same idea had been described by Philip Anderson in 1958). But Higgs went one step further, noting that his theory implied the existence of a new scalar boson. In 1967, Steven Weinberg applied the Higgs idea to the unification of the weak force with electromagnetism; he showed how the Higgs mechanism could cause the two forces ? indistinguishable at the universe?s birth ? to split into the versions observed today. Weinberg also showed that the Higgs field could confer mass on matter particles, such as quarks and electrons (but exactly how that mass-giving process would work remains mysterious).

Even if quarks and electrons would be massless without the Higgs field, that?s not the same thing as saying all the mass observed in everyday life is due to the Higgs. Most ordinary-world mass is contained in protons and neutrons, the constituents of the atomic nucleus, which are in turn made of quarks. But quark mass from the Higgs field would contribute very little to a proton?s or neutron?s mass. More than 95 percent is generated from quark interactions with gluons, the particles that hold quarks (and the nucleus itself) together, as Nobel laureate Frank Wilczek points out in a recent paper (arxiv.org/abs/1206.7114).

Of course, that realization doesn?t diminish the Higgs importance; it only clarifies it. And the Higgs is entirely responsible for the mass of some particles, notably the W and Z bosons that transmit the weak nuclear force. That force plays a key role in the nuclear reactions that power the sun. Fortunately for life on Earth, fusion reactions providing the sun?s energy proceed fairly slowly. Consequently the sun is still glowing strong after nearly 5 billion years, providing life plenty of time to evolve. As Close of Oxford points out, the sun?s leisurely pace depends on the weak force being weak, and it is only weak because the W bosons that transmit it are massive.

?So the slow-burning sun is critical for our existence,? says Close, ?and the slow-burning sun is because the weak force is so feeble, and it?s feeble because the W boson is very massive, and the W boson is very massive because of all this Higgs business we?ve been talking about.?

Future matters

Besides illuminating the origin of mass, studying the Higgs has other implications for physics. For one thing, its reported mass is compatible with a popular theory for explaining the dark matter in space. Inspired by the mathematical symmetry of the standard model, theorists have proposed an analogous mathematical framework called supersymmetry. For each particle in the standard model, supersymmetry requires a partner particle, much more massive. Most such particles would have disintegrated in the universe?s earliest moments, but the lightest remaining superpartner should still be around in large quantities, accounting for the dark matter.

Understanding the Higgs field more deeply might also aid physicists in their quest to understand the universe?s beginning, when a brief burst of inflationary expansion planted the seeds for the galaxies decorating the cosmos today. That burst of expansion was supposedly caused by a scalar field in space, much like the Higgs field. In fact, some physicists have even proposed that the Higgs field itself might have been the inflation instigator. In any event, finally having a scalar particle to study should shed light on that universe-initiating event. It may even be that ?dark energy,? the mysterious force that even now drives the universe to expand at an accelerating rate, is itself a scalar field.

Beyond purely scientific rewards, the Higgs ? and the search for it ? benefits society in many ways already evident and others unforeseeable. CERN, of course, was the site of the invention of the World Wide Web, whose economic impact has already paid for all the atom smashers ever built. And deepening knowledge of the physical world has always in the past produced unforeseen future societal benefits. When James Clerk Maxwell predicted, and then Heinrich Hertz discovered, electromagnetic waves, nobody foresaw the economic consequences of television, microwave ovens and Wi-Fi. Particles of antimatter, discovered in cosmic rays, have found uses in medical imaging. Nobody knew at first that Einstein?s relativity theory would allow your car to tell you when to turn. Or that the mysterious math of quantum mechanics would empower lasers and computer chips, revolutionizing everything from grocery stores and music players to mass communication.

Of course, you won?t ever video chat with a Higgs-powered smartphone, and there certainly will be no ?bosonic bomb? based on the Higgs envisioned in Herman Wouk?s 2004 novel A Hole in Texas, about how the Chinese discovered the Higgs in cosmic rays. There?s no good business plan for a particle that shows up only about once for every trillion proton collisions.

But studying it will serve to satisfy the human quest to understand nature more deeply. Such deeper understanding always leads to more material advances, eventually.

And a deeper understanding of the laws of nature and the mysteries of the universe is precisely what the Higgs boson offers. It made the universe fit for human habitation, and now it may enable humans to comprehend their cosmic home more fully.

?The properties of this boson might open up a window into the DNA of the universe,? comments Heuer. No joke.
